Investment Thesis - "Flight to Quality"

Great properties in high growth markets will maximize upside and minimize downside in today’s ever-changing economic environment.  By reducing vacancy and making needed repairs, we improve our communities and the lives of our residents.

Strong Markets

We invest in great markets with strong population and economic growth. We are currently focused on Florida, Texas, and Arizona due to the strong economics and landlord friendliness of these states.

Quality Properties

We love A/B class properties. Cap rates for A, B, and C class properties have all compressed to almost the same level. For that reason, we prefer A/B class apartments due to the better risk profile but will occasionally consider C-class.

Great Real Estate Operators

Leap Multifamily provides strategic direction and asset management expertise to operators of the deals we invest in. We look to partner with the best operators who have deep operational expertise and market knowledge.

Landlord Friendly States

We prefer business-friendly states with low taxes. That environment will lead to economic growth and make it easier to manage the properties.
